Unit Rep Summary - May 23, 2008

Submitted by Sue Rains

Kay Null, Safety Committee Chairman, discussed the new Emergency Medical Card produced by the North Tucson Firefighters Association.  This card is designed to replace the “medical film canisters” that were previously recommended to identify medical needs. The new cards are designed to fold and fit behind a driver’s license in a wallet.  The decision was made that one new card attached to a letter from the Firefighters Association would be distributed with the next Communicator. Due to the considerable expense involved in printing these cards, only one will be distributed per household, with additional cards available at the HOA#1 office for any additional resident in a household. The suggestion was made to also put this information and the “card” on the HOA#1 website where it can be downloaded.

Ken Lund, Chairman of the Marketing Committee reported:

The committee is reviewing the communication processes in HOA#1 in hopes of making improvements.  They are working on establishing demographic data by household; i.e. households having computers; households using the website; use of the Communicator; etc.

Jack Jeffery, HOA#1 Board Chairman, reported:

Pertinent items approved for purchase at the May 20th Board meeting were:

 ·             An Automatic External Defibrillator (AED) for the Activity Center.

·             New carpet, modifications and a pool table for the Catalina Starter shack.

·             New carpet for the bocce ball courts.

·             The financial outlook looks relatively good for this point of the year. Some revenues are below budget, but expenses have also been lower than expected. The Board currently expects to do better than the budget overall, based on a four month snapshot. They will be analyzing financial data on a monthly basis.

·             Food & Beverage has been significantly better than last year (favorable by $100K), but going into the summer revenues will be cut by almost half, while staff costs remain about the same. Please support the new summer dining program which begins June 3rd.

o   Tuesdays - Upstairs dining with entertainment

o   Wednesdays - Road Runner with a flex variety

o   Thursdays - Road Runner BBQ bash

o   Fridays - Normal upstairs dining

o   Saturdays - Vistas – prime rib dining

 Paul Fuchs, Resident Liaison, reported:

The “Newsflash” is currently being upgraded. He would like feedback from the residents.

“Events” previously listed in small print and running along the page of the Newsflash will now be sent as a separate email.

 The Open Forum:

Kerry Wolfe, Board VP, reported on the ongoing “search” for a new General Manager. Advertisements have been placed on the CAI (Community Association Institute) website (recommended by John Price and on the HOAPOA (Home Owner Association & Property Owner Association) website.  A large number of résumés has been received and narrowed to approximately five, with new applications continuing to arrive. Interviews will start next week. For the time being, the search is underway without a professional search firm.  If necessary, such a firm may be engaged in the future, although these are very costly.

Ken Lund led a discussion on the effectiveness and responsibility of the Neighborhood Watch program and suggested:

The Neighborhood Watch Captains and residents’ neighbors be alert for info left in tubes for more than a day or so. Remove the info when appropriate.  Promote the “Home Alone” units to residents and neighbors needing assistance Ken asked for feedback from all units on unit activities that can be shared with other units. There was a discussion on compiling this info for all of HOA#1 to use.
